The house is set in the beautiful Indian village of Naduvattam first stage of hill station country about 20 miles from the famous hill station of Ooty where the game of snooker was invented. The region is loved by the Indians because of its cooler climate, and loved by the British because of its European climate and abundance of British, Australian and Canadian trees. The Maharajah of Mysore has his summer palace in Ooty, and the Nilgiri mountains ( called the Blue mountains in English ) are every bit as impressive as the Swiss alps, but covered in lush vegetation and wild life including tigers and elephants rather than being covered in Snow. They make the beautiful backdrops of many of the Bollywood movies, and film crews and sets are a regular sight in the town and its surroundings.
This is tea plantation country, and the property lies next door to a tea plantation, owned by another English lady.
The house has its own water supply, very important in this region. At the bottom of the garden is a stream which acts as a boundary which separates it from the rest of the village houses.
The property is easy to locate on the road through Naduvattam which leads from the town of Ooty to Mysore , and has impressive iron gates which open into a Eucalyptus wooded area with a rough drive to the house and garage.
The village has a police station a few shops and a café where you can sample real Indian food, or enjoy a cup of tea with the locals. The property is ideal to convert to a school, an orphanage or a guest house. The village street is littered with goats roaming cows and charm.
In the locality there are famous wild life safari parks, and Ooty has a very famous botanical garden which dwarfs any thing we have in England , and an equally famous race course. It also has a magnificent rose garden and cultivation centre, Hotels in Ooty range from 5 Star European to the local guest houses.
You can buy anything from a pizza in the pizzeria owned by a Swiss lady to the most delicious Southern Indian cuisine. The region is a blend of modern and ancient tradition.
The house is basically a shell, the brick work is sound, but the house needs total modernisation to make it comfortable, some of the windows are boarded up An electricity cable and telephone line both run to the house, but both need to be re connected, and really the house needs to be rewired and completely renovated
To bring it up to a good English standard you would probably have to spend in the region of 20 thousand pounds, this should be enough to give you polished marble floors. Due to its layout you may wish to add extensions or incorporate the adjacent buildings into the property.
The former owner was an English reclusive lady and prior to that some 15 years ago was owned by another Brit who grew and sold strawberries. English is the second language at most schools, and you can usually find English speaking people. The rotary club in Ooty for instance conducts most of its meetings in English.
You must really be fond of wild life to live in this region, you will sometimes find monkeys in the garden, and you may see the occasional rat snake. The weather is like a warm summer’s day, unless it is monsoon season which lasts a few weeks a couple of times a year when it rains heavily like English summers! In the winter months you will get a frost, and need to light a fire in the evenings.
The place needs a lot of TLC but would make a wonderful retirement home for a Colonial style person or a young family keen to make a new life in India or indeed an exotic holiday home.
Ooty is famous for its good schools, and people from across the world send their children to one of its many International standard boarding schools, however remember that the property is about 20 miles from the town, and the village does not have western style schools. It is probably too far to consider it a commutable distance for schools, and therefore boarding would be a better alternative. A bus service operates between Ooty and Naduvattum, but would not be advisable or practical to commute to school. Prices for schooling are considerably cheaper than in England .
The nearest airport is Coimbatore , a bustling city, and the journey by car , bus or taxi would take you about 2 hours 30 minutes to reach Nadduvattam. This is an approximation and could take lot longer if the weather was bad or you missed connections. You can hire a car but need an International driving licence; an English paper licence without photograph will not suffice.
Bangalore , (Indian silicon valley) is in the same region (Tamil Nadu)
There is an English community in the Ooty region of some 40 to 50 people who seem to meet fairly regularly for social events. And a British government representative in another town nearby called Coonoor.
Due to the height above sea level malaria is not at all common. Malaria carrying mosquitoes live at lower elevations.
I had planned to turn the house into an orphanage or school, but do not have the recourses to put my dreams into place, and therefore reluctantly must sell.
